Each client will require different services, applicable to their type of property. We can provide a service tailored to your needs, choosing from many services such as rent collection, inventories, general repairs, property inspections and more. We offer four different letting packages; Tenant Find, Full Management, Rent Guarantee and Block Management. Find out more about our letting options below by hovering over each option:

Tenant Find:
We can find the perfect tenant, conduct a fully comprehensive vetting procedure and hand over to you to manage from thereafter.

Full Management:
We'll find the perfect tenant and we will take control of all aspects of the running of the property. No hassle, just rent, on time, every month. Simple

Rent Guarantee:
We are now offering a full rent guarantee. Even if the property is empty, your bank balance won’t be. Guaranteed rent on a specified day of the month, every month without fail.

Block Management:
Morgans Residential currently manage several block of flats / apartments across the city. From annual accounting, routing and scheduled maintenance right through to general trouble shooting, it’s a one stop shop for excellent block management services.

What is our aim?

The residential management team is supported by our property management accounts department. We pride ourselves on giving a very personal and highly professional service. What is our client base?
During our years in the business we have built up a varied client base. Many clients are single property owners whilst others are large investment companies with larger portfolios. Is Morgan's Residential, capable of handling a large portfolio?
We have many clients, holding large portfolios, on whose behalf we have acted for more than 15 years. We are happy to advise clients upon the merits of disposing of properties and/or acquiring new ones, thus ensuring that your capital investment is not only maintained, but maximised. Our dedicated accounts department is also equipped to deal with large portfolios.

Which tenancy agreements do we use?
Where properties are let direct to individuals we use Assured Shorthold Tenancy Agreements. Where properties are let to companies for the occupation of employees a Contractual Tenancy Agreement is used. In each case the agreement allows for a refundable deposit to be taken in addition to rent in advance, and allows possession to be gained by the landlord at the end of the fixed term or during the term for breach of contract. In all cases a written Schedule of Condition and Photographic Survey is agreed with the tenant to prevent disputes at the end of the tenancy.

  • Service of Notice to terminate tenancy, if required 
  • Check-out condition assessment 
  • Administration of return of deposit 
  • Notification of council/utility companies, etc. 
  • Regulated rent appeals/applications to the Rent Officer Service/appeals to the Rent Assessment Committee 
  • Monthly statements, with copies to advisors if required 
  • Property inspections 
  • Contract administration 
  • Insurance administration

Deposits/Bonds
