Why get an impartial inventory?
The ultimate landlord protection.
A well-prepared and impartial inventory protects landlords and tenants alike. By having an accurate description of the condition and contents of a property at the start and end of a tenancy provides the perfect platform from which a successful tenancy is built.
The Tenancy Deposit Scheme came into effect on 6th April 2007 and it is now a legal requirement that all landlords (or agents) hold a tenants' deposit within one of the secure deposit schemes. All of the schemes require a full impartial inventory to be compiled prior to the commencement of a tenancy. In the unlikely occurrence of a bond dispute, the judge will look more favourably on an impartial inventory prepared by a third party provider unconnected to either the landlord or the tenant. Inventories prepared by landlords or agents could be viewed as biased and one sided and would not be admissible should the return of the bond require legal interpretation.

EPC and Gas Safety
EPC - It is a legal requirement for any property that is let in the United Kingdom to be accompanied throughout the marketing with an Energy Performance Certificate (EPC). A full breakdown of the EPC requirements can be found at https://www.gov.uk/buy-sell-your-home/energy-performance-certficates. Morgans Lettings will be able to conduct the Energy Assessment of your home and will provide an EPC which will be added to all marketing materials*.
Gas Safety - A gas safety report is a record, also referred to as a certificate that is required by law to be held for all rental accommodation in the UK where there are gas appliances present. The requirement is enshrined in the Gas Safety (Installation and Use) Regulations 1998. The law requires all gas appliances in a rented property to be checked annually, with a gas safety record being completed and a copy provided to tenants. Gas safety records, sometimes referred to as a CP12 (From CORGI Proforma 12 when CORGI was UK body for gas safety matters), are completed by engineers who must be registered with the Gas Safe Register scheme which took over from the previous CORGI scheme in 2009.
